SELECTED RESIDENTIAL PROJECTS ON ST
GEORGE ISLAND (FLA)
Davis residence
Services provided for this project included
----- siteing the house to maximize views to the gulf, privacy concerns and
saving several large stands of sand oak and slash pines
-----a grading plan to ensure adequate ground level height above 10yr flood
levels and use of dune mounding in rear for privacy
-----designing a spilt irrigation system for high volume lawn watering and low
volume drip for the extensive areas converted to indigenous planting zones
-----locating an entry drive to save significant vegetation towards the front of
the house
-----design of a combination pool retaining wall and security fence at the rear
of the site
-----planting design for the extensive new xeriscape zone that covers most of
the site (named garden areas on plan)


Moody residence
This property was in the major restoration
category in that much of the ground level was severely damaged from the high
winds and a 3-4' storm surge of
hurricane Dennis in July of 2005. Much of the site's vegetation was destroyed
and several feet of new surge sand was deposited over the area including
under
the
house. A lot of debris came with the surge in the form of dead vegetation, tree
limbs, logs and seaweed.
A plan was prepared that addressed several challenges, namely:
----- removal of unwanted trash and debris.
----- retention and reshaping of a lot of surge sand that gave the formerly flat
site a lot more character.
----- redesign of the entry drive to include new neutral grey retention walls
and 8" of a pearl colored crushed oyster shell.
----- extensive new drought and salt tolerant planting that included a new well
supplied drip irrigation system.
----- a long term management plan that broke the site into several zones that
included:
--------------- zone 1--existing,damaged native vegetation of sand oaks, slash
pines, wax myrtle, that would be restored and improved to it's former beauty.
--------------- zone 2--a new wildlife meadow to cover the septic drain field of
low growing beach morning glory, railroad vine, beach croton and muhly grass.
--------------- zone 3--the new irrigated garden area that included more
exotic non indigenous plants that need more care and watering
--------------- zone 4--existing, damaged native vegetation area that
needed advanced management in terms of shock fertilization, saturation watering
etc

extensive replanting of hardy, salt tolerant vegetation was installed along with
a new drip irrigation system to get it all established


McCoy-Law residence
This is my personal residence that demonstrates
how optional schemes for the same site can be developed to explore optimum
utilization of a given property.
The site consists of two 100x175' deep lots (1 and 2) that front a paved road (W.Bayshore
Dr.) on the islands west side.

Scheme A- -2 lots with 2 houses
We built our house on lot 1 and filled most of lot 2 that was
formerly a borrow pit for earlier road construction in the area. We left part of
the lot in the
seasonal wildlife
pond that the depressed area has become for visual character and drainage
purposes. The remainder of the site would have a new 3
level,2800 sf rental
house with
pool, a large gravel area for boat and guest parking, a wildlife sanctuary area
in the rear portion with a gravel walking trail
and picnic gazebo and a 3500 sf
irrigated
lawn area.

Scheme B--One combined 200x175 ft lot for single family
use.
Our second possible use of the two lots would be a customized plan that
would combine both lots into a scheme that would reflect our lifestyle
that
would include:
----- a 2300 sf three level residence with a 3rd level party deck
that has sweeping views of the gulf and bay area and a ground level business
office
----- a 60x120' professional level fenced and lit tennis court that would double
for volleyball and badminton
----- a screened pool with sauna and large outdoor deck for parties
----- a 1800 sf well irrigated lawn area for a bocci court and croquet pins
----- two large gravel areas, one adjacent to the house for business, guest and
personal parking. the second gravel area would be on Bayshore
Drive
for boat and
guest parking.
----- a 15x20' "deep woods" deck for escape and relaxation with a overhead
forest canopy. a hammock, gazebo with fridge, etc
